POSITION OVERVIEW

The Site Foreman / Superintendent is the field leader on every project. You are the day-to-day owner of site operations - responsible for the crew, the schedule, the quality, and the safety of every job in your charge. You read the plans, direct the trades, coordinate inspections, keep the project on track, and represent Integrity Maintenance's standards to every client, subcontractor, and inspector who sets foot on site.

CORE RESPONSIBILITIES

Daily Site Operations

• Supervise all field personnel, subcontractors, and trade workers on assigned construction and renovation projects
• Establish and maintain daily work sequences; assign tasks and direct workflow to meet schedule milestones
• Conduct daily site walks to monitor work quality, progress, and compliance with plans and specifications
• Maintain a daily job log documenting crew counts, work completed, weather, deliveries, and any incidents or site issues
• Ensure job sites are clean, organized, and maintained in a professional condition at all times

Schedule & Production Management

• Work with the Project Manager to develop and maintain the project construction schedule
• Lead rolling two-week lookahead scheduling; identify and resolve constraints before they delay production
• Coordinate subcontractor access, sequencing, and readiness to prevent downtime and schedule slippage
• Communicate schedule status, delays, and recovery plans proactively to the Project Manager

Quality Control

• Verify that all work is installed per approved plans, specifications, and applicable building codes before advancing to the next phase
• Inspect completed work at key milestones - framing, rough-ins, insulation, drywall, trim, and final - before calling for inspections
• Coordinate with inspectors from the City of Mobile, Mobile County, or applicable jurisdiction; manage any correction items to closure
• Ensure subcontractors deliver work that meets contract specifications; document and address deficiencies promptly
• Manage punch list completion through final inspection and project acceptance

Safety & Compliance

• Maintain a safe job site in full compliance with OSHA standards and Integrity Maintenance safety policies
• Conduct weekly toolbox talks; document and distribute to the Project Manager
• Ensure all workers have required PPE and are following safe work practices - no exceptions
• Immediately report and document any incidents, near-misses, or unsafe conditions
• For MHA and public sector projects: ensure site operations comply with applicable federal requirements including resident access, noise, and site security standards

Materials, Equipment & Procurement

• Coordinate material deliveries to ensure materials are on site when needed without creating congestion or waste
• Maintain an accurate daily record of materials received, used, and on hand
• Identify material needs in advance; communicate procurement requirements to the Project Manager with sufficient lead time
• Manage tools and equipment on site; ensure proper storage, use, and condition

Client & Stakeholder Communication

• Represent Integrity Maintenance professionally in all interactions with clients, property owners, housing authority representatives, inspectors, and neighbors
• Communicate daily with the Project Manager on progress, issues, and upcoming needs
• For occupied or adjacent-occupied sites (MHA renovations): proactively consider residents and neighbors with professionalism, respect, and consideration
• Immediately escalate scope changes, unforeseen conditions, or client requests to the Project Manager - do not authorize changes in the field without approval

QUALIFICATIONS

Education & Experience

We value field experience and demonstrated leadership above all else. The right candidate may have come up through the trades or through formal education - what matters is that they can run a job site.

• Minimum 5 years of hands-on construction experience, with an emphasis on commercial renovations - additional experience in private sector development, public sector, or residential construction is valued
• Commercial construction and renovation experience is required for this role; residential experience alone does not substitute for commercial experience
• Minimum 2 years in a crew lead, foreman, or supervisory role with demonstrated accountability for schedule, quality, and safety
• Proven ability to read and interpret construction drawings, specifications, and material schedules
• Experience coordinating multiple subcontractors on active job sites
• Experience with public housing, HUD-funded, or MHA projects is a meaningful advantage - familiarity with occupied renovation protocols, resident relations, and compliance documentation will be weighted heavily
• OSHA 30-Hour Construction certification required - or commitment to complete within 90 days of hire with IM support
• A high school diploma or GED is required. Post-secondary education in construction, building trades, or a related field is a plus but is not required. Demonstrated field performance and verifiable leadership experience will be given full and equal consideration. Relevant certifications (OSHA 30, NCCER, First Aid/CPR, Blueprint Reading) are valued and strengthen any application.

Skills & Competencies

• Natural leader - calm under pressure, respected by the crew, and willing to make the call when it matters
• Highly organized - manages multiple priorities simultaneously without losing track of details
• Clear communicator - written and verbal; writes legible daily logs and communicates issues without prompting
• Familiar with basic construction software or willingness to learn (Buildertrend, Procore, or similar)
• Proficient in basic math - measurements, material quantities, and simple cost comparisons
• Valid Alabama driver's license with a clean driving record - reliable transportation to job sites required
• Physically capable of performing the duties of an active construction foreman including prolonged standing, site walking, climbing ladders and stairs, and occasional lifting of materials up to 50 pounds

PROFESSIONAL DEVELOPMENT & GROWTH

Integrity Maintenance invests in the professional growth of our field leaders. This position includes access to company-supported professional development including OSHA certification, NCCER foreman and superintendent training, blueprint reading, and construction management coursework. As Integrity Maintenance grows across the Gulf Coast region, site leaders who develop their skills will have a clear path to senior superintendent and project manager roles.

WORKING CONDITIONS

This is a field-based position. The superintendent works primarily on active construction and renovation sites in Mobile and the surrounding metro area. Outdoor work in variable Alabama weather conditions - including summer heat - is a normal and expected part of the job. Reliable transportation to job sites is required. Occasional travel to project sites beyond the Mobile metro may be required.
