Integrity Maintenance LLC is a self-performing general contractor headquartered in Mobile, Alabama, mdelivering construction, renovations, and facility maintenance services to commercial, industrial, public and private sector, and residential clients across the Gulf Coast. Our Construction & Renovations Division manages a diverse portfolio — commercial buildouts and tenant improvements, industrial facility projects, public and private sector work including contracts with the Mobile Housing Authority. We are growing, and we are looking for a Project Manager who is ready to grow with us.
POSITION OVERVIEW
The Construction Project Manager owns project delivery from pre-construction through final closeout. You are accountable for schedule, budget, quality, and client relationships on every project in your portfolio. This role demands both office discipline and active field presence — and the judgment to manage both simultaneously.
CORE RESPONSIBILITIES
Pre-Construction & Planning
- Lead pre-construction services including cost estimating, constructability review, and project setup
- Prepare and evaluate bid packages; define scope of work for subcontractors and self-perform trades
- Establish project schedules, responsibility matrices, and resource plans at project initiation
- Assist in developing and managing project budgets with a focus on cost control from Day 1
- Set up subcontractor pre-work meetings; document minutes and drive action items to closure
Contract & Compliance Management
- Administer owner contracts in full — bonds, fees, insurance, notifications, reporting schedules, and cost requirements
- Manage subcontract agreements including scope compliance, change order processing, and lien waiver coordination
- Ensure all required submittals, shop drawings, and materials data are reviewed, approved, and tracked
- Ensure all subcontractor and supplier paperwork (COIs, W-9s, executed contracts) is complete prior to mobilization
- For public sector and MHA projects: ensure compliance with applicable federal program requirements, prevailing wage obligations (Davis-Bacon), and agency reporting standards
Schedule, Budget & Field Oversight
- Own the project schedule — compare progress to baseline weekly, identify variance, and drive recovery plans
- Track actual versus estimated costs; produce regular financial status reports and cost-to-complete projections
- Conduct regular site visits to verify quality, safety, and schedule compliance
- Coordinate with field superintendents and trade partners to resolve technical and sequencing issues proactively
- Identify and escalate scope gaps, unforeseen conditions, and risk items before they become claims
Subcontractor & Supplier Relations
- Build and maintain productive working relationships with subcontractors, suppliers, and trade partners
- Communicate performance expectations clearly; hold subcontractors accountable to schedule and quality standards
- Coordinate material procurement and delivery logistics to prevent schedule-impacting shortages
- Escalate performance issues with appropriate documentation and timely corrective action
Client Relations & Communication
- Serve as the primary client-facing representative on assigned projects — own the relationship
- Attend and lead project meetings including OAC, progress, and closeout meetings
- Prepare and deliver clear, accurate project status reports, meeting minutes, and correspondence
- Anticipate client needs and communicate proactively — surprises are not acceptable on either side
Project Closeout
- Manage the full closeout process: punch list completion, final inspections, O&M manual assembly, warranty documentation, and lien releases
- Settle all financial obligations, process final change orders, and close subcontracts
- Transition completed projects to the client with documentation that reflects the quality of work performed
- Capture lessons learned and contribute to continuous process improvement
QUALIFICATIONS
Education & Experience
We recognize that outstanding project managers are built through education, hands-on experience, or both. The following paths are given full and equal consideration:
- Bachelor's degree in Construction Management, Building Science, Civil Engineering, Architecture, or a related field — preferred; not required
- In lieu of a degree: a demonstrated record of successfully managing commercial construction projects— including budget, schedule, subcontractor, and client responsibilities. Relevant certifications (OSHA 30, PMP, CCM, LEED, or equivalent) strengthen a non-degree application
- Minimum 4–6 years of construction project management experience in commercial, public sector, or multi-family/residential renovation work
- Proven project experience with individual project values of $250K to $5M
- Experience with public sector or housing authority projects is a significant plus — familiarity with HUD guidelines, Davis-Bacon wage requirements, or MHA procurement processes will be weighted heavily
Skills & Competencies
- Demonstrated leadership — you face problems directly, motivate trade partners, and move projects forward
- Strong written and verbal communication skills; ability to write clear scopes, RFIs, and client correspondence
- Proficiency in Microsoft Office suite; experience with construction management software (Procore, Buildertrend, Bluebeam, Contractor Foreman, or equivalent) strongly preferred
- Financial acumen — ability to read and manage a job cost report, identify cost overruns early, and protect margin
- Ability to read and interpret construction drawings, specifications, and contract documents
- Detail-oriented, organized, and capable of managing multiple concurrent projects with accountability
WORKING CONDITIONS
This position involves a combination of professional office work and active field presence on construction sites throughout the Mobile metro area and Gulf Coast region. Local travel is required and expected (typically less than 50%). Physical requirements include prolonged periods of desk work, site walks on active construction sites, and the ability to climb stairs, ladders, and scaffolding. Compensation
- Salary commensurate with experience and qualifications. This is an exempt, salaried position under the FLSA.
